How this was built
Every figure comes from live asking rents published on the RentOfficeToday network on 3 August 2026 — not from surveys, broker sentiment or transaction records.
- Scope. Only private office space counts. Virtual offices, business addresses, coworking desks and meeting rooms are excluded: they are priced per membership or per hour against a token floor area, which distorts any per-m² figure.
- Normalisation. Rates quoted per ft² are converted at 10.7639 ft² to the square metre. Moscow quotes annually and is divided by twelve. Currencies are converted at mid-market rates of 3 August 2026 (open.er-api.com): €0.8667, S$1.2820, ¥158.02 and ₽79.60 to the dollar.
- Statistics. We report medians and the interquartile range rather than means, because listing data carries a long upper tail. Placeholder rates below 15% of a city's median are dropped.
- Limits. These are asking rents, and asking rents run ahead of signed ones. Sample depth is uneven: Moscow contributes 8,777 priced offices and Addis Ababa 23, so the Ethiopian figure is indicative only. Tokyo's listings cluster tightly at ¥9,000/m², which is why its interquartile range collapses to a single value.
