Office space for rent in Cambridge

Cambridge rents office space differently from most UK cities: the demand is science and technology, and the addresses follow the research parks rather than a high street. The listing here covers 36 units in 4 centres — 184 Cambridge Science Park, 1010 Cambourne Business Park, Compass House and Nine Hills Road. Rates run $340 to $768 per m² a year, median $580.

Science Park or city edge

Cambridge Science Park, north of the city on the A10, is the original UK research park and still the address that signals a research-led company; Nine Hills Road sits closer to the station and the city centre. Cambourne Business Park lies west along the A428 — noticeably cheaper per m², with parking included, at the cost of a drive rather than a walk from Cambridge station.

Sizes on offer

Units in Cambridge range from 5 m² to 510 m², with a median of 51 m². The small end covers single-desk and two-desk suites used by spin-outs in their first year; the 510 m² upper end is a full floor suited to a company of roughly a hundred. Each card shows the floor area, the floor and the asking rate per m² per year, and states plainly when an owner has not published a rate.
