Office space for rent in Makati

Makati is the established central business district of Metro Manila, and every address on this page sits inside it: 54 units in 6 buildings on Ayala Avenue, Paseo de Roxas, Makati Avenue and Palm Drive. Rates run $336 to $816 per m² a year, median $390; units span 5 m² to 520 m², median 45 m².

Ayala Avenue and the streets off it

Ayala Avenue is the spine of Makati and carries the banks and the headquarters towers — the top of the rate range sits here. Paseo de Roxas runs parallel one block over at a slightly lower level, while Makati Avenue and Palm Drive move towards Poblacion and the residential edge, where the same budget buys more area. All four are within walking distance of each other, which makes Makati unusually easy to compare address by address.

Before you commit

Two Makati specifics are worth checking. Association dues in the Ayala buildings are billed separately from rent and are not trivial. And confirm the building's power-backup arrangement — in Makati this is a normal question, not a difficult one, and the answer differs between the older towers and the newer ones. Each card shows area, floor and the asking rate per m² per year.
