Office space for rent in Wellington

Wellington concentrates its offices in a compact centre between the harbour and the hills, and the listing sits inside it: 20 units in 2 buildings on and around Willis Street, the spine of the city's commercial district. Rates run $336 to $816 per m² a year, and units span 5 m² to 220 m² with a median of 50 m².

Willis Street and the Golden Mile

Willis Street forms part of Wellington's Golden Mile, the continuous run from Lambton Quay through Willis to Courtenay Place that carries the government departments, law firms and consultancies. An address here puts a team within a ten-minute walk of parliament, the courts and the railway station — in a city as compact as Wellington, that covers most of what a working day needs.

What to check

Two Wellington-specific questions are worth asking early. Seismic rating: New Zealand buildings carry a published NBS percentage, and it affects both insurance and tenant appetite. And parking, which is genuinely scarce in the Wellington centre and usually rented separately from the lease. Each card shows floor area, floor number and the asking rate per m² per year.
