Tsim Sha Tsui or Kwun Tong

The spread is geography, not quality. Canton Road, Austin Road and Austin Road West sit in Tsim Sha Tsui at the harbour, with the retail frontage and the tourist traffic, and they carry the top of the Kowloon range. Hoi Bun Road and the Kwun Tong addresses sit at the eastern end, in the former industrial belt that has been converting to offices for two decades — the same square metre for a third of the price, on the same MTR line.
