Kowloon carries the widest rate spread of any market on this site: from $345 to $1,051 per m² a year, a threefold difference inside one district. The listing covers 120 units in 17 buildings, from Canton Road and Austin Road West in Tsim Sha Tsui to Hoi Bun Road in Kwun Tong.
The spread is geography, not quality. Canton Road, Austin Road and Austin Road West sit in Tsim Sha Tsui at the harbour, with the retail frontage and the tourist traffic, and they carry the top of the Kowloon range. Hoi Bun Road and the Kwun Tong addresses sit at the eastern end, in the former industrial belt that has been converting to offices for two decades — the same square metre for a third of the price, on the same MTR line.
Units in Kowloon run from 5 m² to 520 m², median 36 m². The small median is characteristic of Hong Kong: floor area is expensive, so tenants take less of it and use it harder. A team that would occupy 100 m² in Dallas typically occupies 50 m² in Kowloon. Each card shows the area, the floor and the asking rate per m² per year.
