The rate spread is the widest in the city, €18–75/m²: large Class A floor plates pull the average down, while small serviced suites sit at the top.
Stari Grad, the pedestrian centre around Knez Mihailova, holds 3 buildings and 18 units at €28–55/m² — you pay for the address, and the units are smaller. Zemun is the cheapest option we list, 2 buildings and 7 units at €27–31/m². Vračar adds 3 serviced centres (Makenzijeva 37, Svetog Save 14, Bulevar kralja Aleksandra 18) where pricing is quoted on request.
